Introduction to Home Staging

Home staging is for the home seller who wishes to get top dollar for the sale of his/her home. If you are selling you home to me, you will not need to review this information. I will be doing all the home staging before I remarket your property. If however you decide to sell you home yourself or through a conventional realtor, you should review the following material.

The market determines the price range. How your home is staged, will help determine where your home sells within that range.

Home staging is presenting your home in its most favorable light. The cost to stage your home can be minor or expensive depending on your home, your time, and the extent to which you wish to stage your home. You can do it all yourself or you can hire professional home stagers to assist you. Each step is intended to increase the real or perceived value of you home. Each should increase the selling price by more than the cost of the procedure. You may not wish to do everything suggested but you should a least review all suggestions before listing your property.

Home staging generally does not involve major renovation. If a major renovation is anticipated, it should be done well in advance of the anticipated sales date. Renovation is disruptive of everyday living. It generally takes longer and costs more than anticipated. If you decide to renovate, make sure the cost of the renovation does not exceed the increase in property value you can expect. The exception might be where the renovation will increase the marketability of the property but not the final sales price.

Home staging is different than correction of major repairs. Unless you plan to sell you home as a fixer upper, you will need to correct major defects in your property before you sell. Roofs need to keep out the rain. The plumbing needs to work. No leaks. No backups. No overflows. If these types of problems are apparent, they may prevent the sale of your property, or come back to haunt you when the buyer discovers them.

Under no circumstances, should you try to conceal major problems. If you are not going to correct major problems, you will need to disclose them to your buyer. Make sure your disclosures are in writing and that they are acknowledged by the buyer in writing. That way your buyer can't buy your house at a discount because of the problems and then turn around and sue you for the cost of corrections anyway.
